Restoring Safety and Beauty: Passavant Community Completes Balcony Renovations at Manor Home Apartments

Summer 2024 marked a season of transformation for Passavant Community’s Manor Home Apartments, as 24 balconies in the Belfour and Foerster buildings underwent extensive renovations. The project was not just about aesthetics; it was a crucial investment in safety and longevity, ensuring the continued comfort of the residents who call these spacious, two-bedroom, two-bath apartments ‘home’.

The need for these renovations emerged during ongoing apartment updates when water damage was discovered in the balcony areas. The Passavant team, committed to resident safety, acted swiftly by reinforcing the railings as a temporary measure, recognizing the potential risks. What followed was a comprehensive redesign aimed at addressing the root cause of the damage while also enhancing the structural integrity of the balconies.

“Out of an abundance of caution, we took immediate action to ensure the safety of our residents,” said Laura Roy, Executive Director of Passavant Community. “But we also knew that long-term repairs were necessary to prevent future issues and to enhance the beauty and functionality of these homes.”

The redesigned balconies feature new design elements incorporated to better prevent future water intrusion and a reengineered railing system that offers greater strength and stability. The sleek new design blends seamlessly with the apartments’ classic architecture, enhancing both the safety and visual appeal of the buildings.

The renovation project is part of Passavant Community’s broader commitment to maintaining the highest standards of living for its residents. The updated balconies are a reflection of that dedication—offering not only beautiful outdoor spaces but also peace of mind for the residents who enjoy them.

“Our priority was to create a lasting solution that would prevent further water damage while also providing a safe, enjoyable space for residents to relax and take in the scenic views,” said Roy. “We’re thrilled with the outcome.”
